Previous Work

McGee - STR BRRRR

  • This 1910’s historic home had incredible potential but needed a lot of love throughout. Our team designed, renovated and furnished this entire house, converting it from a boarded-up, vacant property to a beautiful luxury Short Term Rental in the heart of midtown Kansas City.

    This project achieved an ARV $30k higher than anticipated and was a perfect BRRRR.

Tremont Lodge and Resort - Marketing Materials

  • We were asked to provide renderings for the new and improved Tremont Lodge and Resort in the Tennessee Smoky Mountains. The visualizations we produced were used as marketing tools for the owner during the acquisition phase.

    These graphics will also be included in early marketing for the hotel as it begins to advertise to the general public.

Duplex - MTR Conversion

  • This side by side duplex in Kansas City was operating as two Long Term Rentals but the owners saw potential to convert one side into a Mid Term Rental.

    Being budget focused, this light refresh focused on renovating a bathroom, the kitchen, and paint in order to increase the rental appeal. Through this, the property was able to double its rental revenue, providing a 17% cash-on-cash return.

Boutique Hotel Redevelopment

  • The goal of this project was to re-envision how people get to enjoy and experience Westport with a new amenity that is focused on preserving the neighborhood's character and history.

    With our expertise, we propose to bring back to life and re-develop this existing office building that is completely under utilized and turn it into a new 13-unit Boutique Hotel, bringing a new amenity to this part of the city for visitors and guests!

Clearwater - STR Exterior Design Visioning

  • The client purchased this investment property as a Short Term Rental and knew that the backyard needed improvement in a competitive Florida market.

    We helped compile data, determine the ideal mixture of amenities, and produced a conceptual vision that they could use to create the backyard.

    This backyard design included a diverse set of amenities that should help place them among the best local STRs once construction is finalized.

Tremont Lodge and Resort - Pavilions

  • Under new ownership, the Tremont Hotel in the Smoky Mountains is focused on improving the guest experience. In doing so, the client wanted to create new and build upon existing features of the site.

    For this project, the client needed some concept designs for two outdoor pavilions, including both design and visualization to share with their contractor.

    The two pavilions were designed to be the heart of the hotel grounds, including fire pits, community event space, bar / grilling areas and seating.
